Vicki Ward, PCAM®, AMS®

Vicki Ward, PCAM®, AMS® serves as President and Chief Executive Officer for Principal Management Group of Houston’s Regional Office which also oversees the operations of a satellite office located in The Woodlands. As such, she is responsible for the daily operation of the company. Under Ms. Ward’s leadership, Principal Management Group of Houston continues to expand and set the standard for the association management business.

Ms. Ward brings with her over twenty years experience in association management and during her career Ms. Ward has successfully demonstrated her experience in a variety of areas including: policy development and implementation, capital improvement budgeting, planning and implementation, project management, facility development and operation and organizational development.

While working with a local homebuilder, Ms. Ward acquired knowledge of new home construction, purchasing and development from land acquisitions through the FHA/VA subdivision processing as well as serving on the Board of Directors of Pine Trails Utility District and several homeowners associations over the years.

Ms. Ward has taken various real estate courses at the college level and holds both the PCAM® (Professional Community Association Manager), and AMS® (Association Management Specialist) designation from the Community Association Institute. These designations are awarded to those individuals who have demonstrated their knowledge, professionalism and dedication to the highest standard of community association management. This includes such diverse areas such as managerial counsel to association boards and residents, developing budgets and financial reports, performing site inspections, directing the enforcement of community association covenants and restrictions, selection of contractors and insurance providers and directing association personnel.

This level of expertise and commitment, along with that of staff members from Principal Management Group of Houston, is a driving force and the key to its longstanding and excellent reputation in Houston, Texas.


Linda A. Bartel-McGinnis, PCAM®, AMS®, LSM

Linda A. Bartel-McGinnis, PCAM®, AMS®, LSM serves as the Senior Vice President for Principal Management Group of Houston.

Having worked with developers and builders in the industry for nearly eighteen years, Ms. Bartel-McGinnis’ skills and expertise encompass all aspects of residential real estate, from development and construction of large master planned communities, to the management of luxury single family neighborhoods, commercial, condominium and townhome communities. She has specific expertise in the sometimes complex process of transitioning associations from developer to homeowners control, extensive knowledge in establishing and amending governing documents for newly developed and established communities, budget and reserve preparation, establishing architectural guidelines, overseeing maintenance and administrative personnel, all aspects of accounting, and amenity installation and maintenance.

In July of 2002, the Community Association Institute (CAI) approved Ms. Bartel-McGinnis as an Professional Community Association Manager (PCAM®). The PCAM designation is the highest professional recognition available nationwide to managers who specialize in community associations.

In August of 2005, the Community Association Institute (CAI) awarded Ms. Bartel-McGinnis the Large Scale Manager (LSM®) designation. LSM designees have extensive experience in the unique aspects of large-scale community management. Ms. Bartel-McGinnis is one of only 29 managers nationwide who have earned this specialized level of professional recognition in the community association field.

Ms. Bartel-McGinnis wrote the feature article in the May/June 2004 issue of the Community Association Institute’s national magazine “Common Ground” on fiduciary duty and is teaching the Community Association Institute’s M-100 at the National level.


Howard Sweidel

Howard Sweidel, Controller, serves as Chief Financial Officer for Principal Management Group of Houston and has held this position for over twelve years.

Mr. Sweidel majored in accounting at the University of St. Thomas in Houston, Texas and has obtained over 39 credit hours in his major. With over twenty-one years of experience in the accounting field, Mr. Sweidel brings to Principal Management Group, significant financial skills. Mr. Sweidel demonstrates his proficiency in the area of financial accounting through his attention to detail and adherence to GAAP, as evidenced by accolades received from Certified Public Accounting firms auditing association records.

Under his direction and leadership, Principal has endured enormous industry changes. Company clients presently include numerous community associations, various governmental agencies, a number of state-wide and national builders and developers and a host of prominent individuals and firms. The combination of offering recognized and established community association management together with substantial accounting and budgeting expertise, has set Principal Management Group apart in the marketplace. With Mr. Sweidel’s expertise and dedication, he has been instrumental in making Principal Management Group the leader in association management in Houston, Texas.


Heidi Flores

Heidi Flores, CMCA serves as Vice President of Operations for Principal Management Group of Houston. Her professional experience includes eighteen years in the management and finance arena. She joined Principal Management Group in 2003 and has served as a Portfolio Manager and Director of Accounting Services prior to her current position. As Vice President of Operations, Ms. Flores leads a staff of 75 team members and is responsible for maintaining the day to day operations of the PMG offices. Ms. Flores is a proactive leader who is known for streamlining and improving policies and procedures to ensure that the most efficient service possible is provided to our clients.

Ms. Flores currently holds the professional designation of Certified Manager of Community Associations (CMCA) awarded by the National Board of Certification for Community Association Managers (NBC-CAM) and is working towards her Professional Community Association Manager (PCAM) designation.
